The Ventanilla Única Digital is a centralized platform that facilitates the management and exchange of data related to short-term rentals. Through this tool:

  • Property owners (lessors) can register their properties.

  • Digital platforms must periodically report accommodation information.

  • Public administrations (municipalities, autonomous communities, and the Ministry of Housing and Urban Agenda) will supervise and audit this activity.

  • The College of Property and Commercial Registrars of Spain will assign the registration number, which will be mandatory for any short-term rental property.

4.1. Tourist Use Properties

  • Characteristics: Used for vacation or leisure stays and typically advertised on digital platforms (Airbnb, Booking, Vrbo, etc.).

  • Regulation: In addition to registration in the Registro Único de Arrendamientos, owners must comply with the tourist regulations of their autonomous or local community, which may include licenses, insurance, habitability checks, and safety measures.

4.2. Temporary (Seasonal) Use Properties

  • Characteristics: Intended for non-vacation stays, such as for students, displaced workers, or people undergoing medical treatment.

  • Applicable Regulations: They are regulated by Law 29/1994, Urban Leases (LAU).

  • Simplified Procedures: While they must also be registered in the Registro Único de Arrendamientos, they do not require the same documentation or additional licenses as tourist properties.

5.1. Submitting the Application

Property owners must submit the application through the electronic office of the College of Property and Commercial Registrars of Spain or in person at the corresponding Property or Movable Goods Registry.

5.2. Required Documentation

  • Cadastral reference and exact address of the property.

  • Indicate whether the rental will be a whole house or by rooms.

  • Specify the maximum number of occupants.

  • For tourist use properties, provide evidence according to regional or local regulations (e.g., submitting the tourist license).

5.3. Obtaining the Registration Number

Request the number through the online portal of the College of Registrars, identifying yourself with a digital certificate and attaching the required documentation.

You will receive a temporary and immediate registration number, which will become final after the necessary reviews.

Every twelve months, it is necessary to submit an informational model for short-term rentals for each category and type of lease, which includes an anonymized list of formalized contracts. The registration number may be revoked if the requirements are not met, if the owner requests cancellation, or if the General Directorate of Planning and Evaluation detects irregularities.
